Enjoy pastoral views of flower and tree fields and Mount Mansfield on the horizon. This is a gorgeous, brand-new home built in 2023 in Morrisville. A modern home, with a farmhouse flare, ideal for up to 7 guests. Enjoy the sunsets and peaceful space. Outside, you'll find beautiful landscaping all around and a private patio at the back of the home with a fire pit. Enjoy these incredible vistas and our new charming farmhome - a true slice of heaven in VT. We hope you enjoy it as much as we do.
 
The house has three bedrooms, all with queen beds. The primary bedroom on the first floor has an en-suite bathroom, and the other two upstairs bedrooms have lovely views and share a large full bath. There is a sweet kids corner upstairs as well with books and toys. Enjoy ample living space, a fully stocked kitchen, a dining table, a living room with a smart TV and laundry. There are plenty of indoor and outdoor entertaining areas as large French doors lead you onto a landscaped patio with a fire pit overlooking the farm and mountains.

The home is owned and overseen by Mooring Hill Farm. Mountain View Vacations is the booking partner. Both businesses are local and family-owned and operated.

Payment Policies

A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. If the booking is made after the second payment would be due, then this payment will be combined and due together with the first payment. Unless the guest opts to buy Property Damage Protection in the checkout process, a separate refundable damage deposit is required in the amount of $1,000.00. Instead of directly charging for the damage deposit, a hold will be placed on the payment card on file 2 days prior to arrival. It will be automatically released on 7 days after check-out, provided no charges apply.
We recommend that all travelers purchase trip insurance for their trip. It is an option provided during the reservation payment process.

Cancellations requested more than 60 days prior to the arrival date will receive a 50% refund. There is no refund for cancellations requested less than 60 days prior to the arrival date. However, at our discretion, refunds may be considered to the extent canceled dates can be filled at comparable rates. All cancellations are subject to a minimum 6% credit card processing fee. If you anticipate not being able to utilize your reservation, contact us as early as possible so we can make the dates available to other travelers.

Guest agrees to keep the property and all furnishings in good order.
Absolutely no Bachelor or Bachelorette parties. This house is for families, extended families and couples who will treat it with respect and like it is their own home.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
Guests are not allowed to exceed the stated occupancy limit.
Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m.-7:00a.m.
No shoes or gear in the house. Please leave it in the entryway.
The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Water and Septic: The property is on a private well and septic system. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or anything other than toilet paper have been flushed and clog the septic system, guest agrees to pay for all charges related to remediation and repair.
Storms and Inclement weather:
No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow season. There are no refunds due to conditions or weather.
