The Aerie is a thoughtfully designed, newly constructed tiny home set high above the surrounding landscape, offering sweeping views of the ski runs on Mount Mansfield and a peaceful sense of seclusion. The second-floor bedroom features a queen bed and beautiful scenery, while the main level includes a full-size futon, a well-equipped kitchen with compact appliances, a full bathroom with shower, Sonos speakers, washer/dryer, and games tucked into the stair cubbies. Step outside to the deck and start your day with coffee and a breathtaking Vermont sunrise.
Perfectly located for year-round adventure, The Aerie is close to some of Vermont’s best outdoor recreation. Enjoy skiing and riding at Stowe Mountain Resort (16 miles) Bolton Valley, Cochran’s, and Sugarbush or Mad River Glen (24 miles). Explore nearby hiking at Camel’s Hump, Perry Hill, Little River State Park, and Trapp Family Lodge. Mountain bikers will appreciate the Waterbury Area Trail Alliance (WATA) trails and Perry Hill, with excellent fat-biking options in winter and rentals available locally.
After a day outdoors, discover Waterbury’s vibrant food and drink scene, including the Ben & Jerry’s Factory, Prohibition Pig, Cold Hollow Cider Mill, Hen of the Wood, and more. Nearby lakes and reservoirs offer canoeing, kayaking, and paddleboarding, making The Aerie a true Vermont retreat in every season.
Important Things to Know Before Booking
*Due to the unique design of this custom tiny home, we want guests to be aware of the following details before booking. If any of these are an issue for you, we recommend looking at a different property.
- Outdoor access: Entry to the home requires walking up outdoor steps.
- Second-floor headroom: The upstairs bedroom has restricted ceiling heights typical of tiny homes. Headroom measures approximately 6’4” at the leading edge by the windows, 4’10” near the headboard, and 4’6” in the laundry area.
- Staircase dimensions: The staircase to the second floor is 22” wide with a steep vertical rise (11.5” risers and 9” treads).
- Sleeping arrangements: The downstairs futon is a full-size futon, best suited for one adult or two children.
- Winter access: During winter months, 4-wheel drive and/or snow tires are strongly recommended. The road leading to the property is well maintained but steep.
*This home is best suited for guests comfortable with compact spaces, stairs, and the charming quirks that come with a thoughtfully designed tiny home.
*Please note: access to the home requires walking up outdoor trail steps, and winter guests should plan for 4-wheel drive. Parking is available for two vehicles.

Payment Policies
A partial payment in the amount of 50% of the grand total is due upon booking. Remaining payment is due no later than 45 days prior to arrival. If the booking is made after the second payment would be due, then this payment will be combined and due together with the first payment.
Refund and Cancellation policy:
We recommend that all travelers purchase trip insurance for their trip.
For channel bookings (airbnb, vrbo/homeaway, booking.com): The cancellation policy listed at checkout in the channel website shall supercede the below cancellation policy.
For reservations less than 30 nights:
Cancellations confirmed by Mountain View Vacations more than 60 days prior to the arrival date (90 days prior for holiday periods) will receive a full refund, minus a 10% service charge. There is no refund for cancellations requested 60 days or less prior to the arrival date (90 days prior for holiday periods). However, at our discretion, refunds may be considered to the extent canceled dates can be filled at comparable rates. If you anticipate not being able to utilize your reservation, contact us as early as possible so we can make the dates available to other travelers.
For reservations 30 nights and longer:
Reservations 30 nights and longer may be canceled for 48 hours after booking, provided the arrival date is more than 30 days in the future. A 10% service charge will apply to all cancellations. The reservation is 50% refundable up until 180 days prior to the start date of the reservation. After this period, there is no further refund for a cancellation. Mountain View Vacations may, at its sole discretion, consider a refund to the extent that canceled dates may be filled at comparable rates. If you anticipate not being able to utilize your reservation, contact us as early as possible so we can make the dates available to other travelers.

This tiny home is perfect for the guest that will treat it like their own.
Guest understands and acknowledges that due to the nature of the tiny home, the staircase has restricted access, as does the second floor. Dimensions are:
-Leading edge of bedroom height: 6’4”
-head board side of bedroom height: 4’10”
-laundry area height: 4’6”
-stair width: 22”
-riser: 11-1/2”
-tread: 9”
Outdoor steps are required to access the property. In winter, snow and ice may accumulate on steps.
Pets are welcome for a fee. Only one per reservation. Please do not allow your pet on furniture, pick up after it and try not to leave it unattended.
Must be 25 years or older to rent.
No smoking.
Guest agrees to keep the property and all furnishings in good order.
Absolutely no Bachelor or Bachelorette parties. This house is for families, extended families and couples who will treat it with respect and like it is their own home.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
Guests are not allowed to exceed the stated occupancy limit.
Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m.-7:00a.m.
No shoes or gear in the house. Please leave it in the entryway.
The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Water and Septic: The property is on a private well and septic system. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or anything other than toilet paper have been flushed and clog the septic system, guest agrees to pay for all charges related to remediation and repair.
Storms and Inclement weather:
No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow season. There are no refunds due to conditions or weather.
